Decisions get relitigated
A room is finished, the labels are on, and then a sibling visits and reopens the dining set. You bill the extra visit or you eat it, and most managers eat it.

DownsizeRoute puts the new apartment on screen at true scale, so the sofa, the hutch and the piano are settled in the plan while you are still standing in the client's living room. Every keep, donate and gift decision is recorded by room and rolls into a move day plan the whole family can read.

The job as it actually runs
You already know the credenza will not clear the elevator. What costs you the season is the four weeks of phone calls, the daughter in Denver who wants the china reopened, and the truck that shows up for more cubic feet than anybody agreed to.
A room is finished, the labels are on, and then a sibling visits and reopens the dining set. You bill the extra visit or you eat it, and most managers eat it.
Costs 6 to 9 unbilled hours per jobThe plan looked fine on graph paper until the wall turned out to hold a radiator and a return air vent. Now two pieces go back on the truck on move day.
Adds $340 in return trip laborThe mover quotes from a walkthrough impression instead of a counted inventory, so the invoice lands 20 percent over and the family blames you for it.
One in five jobs overruns the quoteCommunity move-in coordinators send work to whoever hands them a clean plan on time. A messy handoff does not get an angry call, it just stops the pipeline.
Roughly $18,000 a year in lost referralsHow a move is built
Enter the new unit from the community floor plan or your own tape measurements. Doors, closet swings, radiators, window sills and the elevator opening all go in, because those are the dimensions that decide what travels.
Walk the current home room by room with a tablet. Each piece gets a photo, a footprint in inches and an owner note, and the running total shows how many cubic feet you are carrying against how many the new plan holds.
Drag pieces into the destination plan at true scale. Anything that does not land goes to a keep, gift, sell or donate column with a reason attached, so the conversation happens once with the client present.
The family signs off on a single document: room by room placement, carton counts, donation pickups with dates, and the crew's load order. Movers get the same plan, so nobody improvises in the hallway at eight in the morning.
Managers who work with hospice families or with clients living with dementia usually run the same four sessions on a longer calendar. The plan holds either way, because it records what was decided and when, not how fast it happened.

What is inside
Every screen exists because a manager kept a paper workaround for it. Nothing here is a general project tool with a moving skin painted on.
Draw the destination unit to the inch, including door swings, baseboard heat and the turn at the top of the stairs. Furniture blocks snap to real footprints, so a bed that does not clear the closet door tells you on the spot.
Keep, gift, sell, donate or discard, recorded against the piece and the person who decided it. When a relative reopens the question in week three, you open the log and the conversation ends in ninety seconds.
The inventory keeps a live cubic foot total against the destination capacity, broken out by room. Hand the mover a counted list instead of an impression and the estimate stops drifting after the truck is loaded.
Send one read only link to the adult children and they see the plan, the photos and the decisions without an account or a download. Each sign off is timestamped, which has ended more disputes than any email chain ever did.
Assign pieces to your local charity pickups, consignment partners or the estate buyer, with pickup dates and receipt tracking per item. The tax receipt summary prints per household at the end of the job.
The crew opens a printable run sheet with load order, elevator reservation window, placement diagrams per room and the pieces that must ride upright. First hour on site stops being a hallway meeting.
What changes in the numbers
These figures come from 418 US practices billing downsizing packages between January 2025 and July 2026, compared against the twelve months before they started planning on screen.
Saved per household. Placement decisions happen once, in the room, with the plan projected on a tablet, instead of across three follow up visits and a folder of phone photos.
Of moves land inside the mover's original estimate, because the cubic foot total is counted from a real inventory before the quote is written rather than guessed from a walkthrough.
More community referrals in the first year. Move-in coordinators keep sending work to the manager whose plan arrives complete, readable and on the date she promised it.
Additional revenue per job on average, from packages priced against counted rooms and documented hours instead of a flat number chosen to avoid an awkward conversation.
Managers using it now
"I stopped carrying graph paper in September. Now the daughter watches me set the hutch against the north wall and she can see for herself that the buffet has nowhere to go. That used to be a two week argument."
"Our movers quote off the inventory export now. Last quarter we ran twenty two jobs and only one went over the estimate, and that was a storage unit nobody told us about."
"Three assisted living communities near us send me clients because I hand their move-in team a plan they can actually stage from. I did not get that work by being cheaper."
Pricing
A busy October costs exactly what a slow February costs. Pick the seat count that matches your crew and change it whenever the crew changes.

$89 per month
$179 per month
Household volume. Nothing in DownsizeRoute counts rooms, cartons or clients against your plan, so a fourteen room farmhouse costs the same to plan as a one bedroom apartment.
Data export, on every tier and on your last day. Floor plans leave as PDF, inventories and decision logs leave as CSV, and the photographs download as a dated folder per household.
Support response, from people who have carried a dining table down a service elevator. Written answers on weekdays, and a scheduled call inside twenty four hours when a move day is at stake.
Onboarding session included with every new account. We build your first destination plan together using a real unit you are quoting, so nothing is theoretical.
Every plan is billed monthly in US dollars and can be cancelled at any time from account settings. No setup fee, no per household charge, no annual contract. Seat counts can move up or down between billing periods.
Questions managers ask on the first call
Solo Manager is $39 per month, Small Team is $89 per month, and Move Company is $179 per month. Each tier bills monthly in US dollars, and you can end the subscription yourself from account settings on any day of the month. There is no setup fee and no per move charge, so a heavy season costs the same as a quiet one. Managers who bill downsizing packages usually cover the subscription with a single half day of work.
Most managers build their first plan during the assessment visit itself. You measure the new unit, drop the walls, and place the pieces you already photographed in the family home. The first plan takes about ninety minutes because you are learning the placement tools, and after two or three moves it settles to roughly thirty five minutes. Nothing has to be imported before you start.
Only the seats on your account and the family members you invite by email to a specific move. Data is stored on encrypted servers in the United States, and each invited relative sees only the move they were added to. You can revoke a family link the moment a job closes, and you can export or permanently delete a client record whenever the family asks. We never sell client data and we never share it with estate buyers or moving vendors.
Plans and inventories export to PDF and CSV, so they drop straight into QuickBooks, a moving company estimate, or an insurance schedule. Room photos sync from your phone camera roll, and the move day plan publishes to a shareable link that works in any browser without an account. If your bookkeeper wants a monthly billing summary, the CSV export carries package names, hours logged and mileage per move.
You cancel from account settings and the plan runs to the end of the month you already paid for. No cancellation fee, no phone call, no retention script. Before your access ends you can export every floor plan, inventory list and signed move day plan as PDF and CSV so your client files stay complete. If you come back in the fall, your archive is still there.
The client never has to touch software. You work the tablet during the walkthrough and the older adult looks at a printed plan with the furniture drawn to scale, which is exactly what most of them want. The family link is for the adult children who live three states away and keep calling to ask what happened to the dining set. In practice the printed plan calms the room and the digital record keeps the siblings from relitigating decisions at eleven at night.

Field craft, pricing, and compliance for the people who guide older adults out of a long held house. Every article answers one question that shows up on a real job.
numbers and benchmarks
Senior move pricing rests on three structures: hourly team rates, flat room based packages, and a hybrid with a capped estimate. Here is how each one behaves on a real downsizing job.
practical guide
A downsizing plan fails at the doorway, not the living room. This walks through measuring the unit, the path in, and each keeper piece so the truck never arrives with something that cannot enter.
comparison
Subcontracting to a licensed carrier and operating your own trucks are different businesses with different insurance, licensing, and margin. Here is how the two models compare on a downsizing job.
Request a walkthrough
Send the details of a move you are quoting this month. On the call we draw that destination unit live, place the pieces you are worried about, and you keep the plan whether or not you subscribe.
Demos run about thirty minutes and are led by someone who has worked downsizing jobs, not a script reader. If you would rather write first, the address below reaches the same inbox.
